Insulation removal in Hollister CA - a clean attic and only the bad insulation gone

Droppings in the attic, soaked batts or a musty smell? We pull out what has to go and leave the space ready for new insulation.

A commercial building interior has white spray foam on its walls and ceiling, with wooden supports and an open concrete floor.

I look at your attic myself

When you call, I come out to see the attic, crawl space or walls in person. I want to know what's actually wrong up there before anyone talks about pulling anything out.

On insulation crews since school

I spent summers crawling attics on a crew before I could drive myself to the job, and I started this business in Hollister in 2017. Nine years on, we're known for the unglamorous part of the work.

Insulation removal in Hollister, only when needed

Insulation removal in Hollister, CA means taking old insulation out of your attic, crawl space or walls when it can't stay. It's for houses where the insulation got soaked, grew mold or turned into a rodent's bathroom, and new insulation on top won't fix that.

What you pay mostly comes down to how much there is and what kind it is. Loose blown-in fill, the kind blown through a hose, comes out with a big vacuum, while batts and rigid boards come out by hand, which takes more labor. A bigger attic, a wetter or dirtier one, or taking out everything instead of one bad corner all push the price up. Your written estimate lists what needs fixing first and what we'd do.

The schedule turns on what we find once we're up there. Rodent droppings mean slower, careful work. If anything looks like vermiculite, our part stops, because that's a job for an asbestos abatement contractor, and the county's asbestos rules come into it, which I cover below. Plenty of old insulation is fine where it is, and I'd rather tell you that than sell you a removal you don't need.

Removing old insulation and the work around it

Only what has to come out

We pull insulation only when it can't stay, like batts that got soaked from a leak, material with mold on it, or fill that rodents have been living in. Attics collect a lot of surprises, and most of them aren't the good kind. Once the bad layer is out, the space is open for whatever comes next. If the trouble reached below the floor, our crawl space insulation picks up there, and walls that held soiled material get new wall insulation.

Rodent droppings get handled with care

Droppings, urine and nesting material are the part of an attic I take most seriously. National health guidance says that when fresh droppings from an infected rodent get stirred up, a virus can get into the air, and people can catch it by breathing that air. So disturbing soiled insulation is the risky step of this job, and we plan the work around it. Please don't go up and poke around in it yourself before we come out.

Vermiculite and San Benito County rules

If it might be vermiculite, we leave it alone and point you to an asbestos abatement contractor. In San Benito County, the Monterey Bay Air Resources District enforces the federal asbestos air rules. For work under those rules, the district wants a third-party, state-certified asbestos consultant to survey first, whatever the house's age, and without a survey everything suspect is treated as asbestos. We're based in Hollister and work in the cities around it, so I'd build that survey into your start date.

How an insulation removal job goes

  1. Tell us what's up there

Call (831) 245-4007 or use the form, and we'll get back to you. It helps to have the attic's square footage, the kind of insulation and any signs of rodents handy before I come out to look.

  2. A written estimate, in order

You get a written estimate that lists what needs fixing first and what we'd do about it. If I suspect vermiculite, it says so, and when the air district requires notice, it needs it at least 10 working days before asbestos work starts.

  3. Removal, my check, a walkthrough

Our crew does the removal, and I check the work before we call it done. Then we walk through it with you, so you see what came out and what the space is ready for next.

Insulation removal questions from Hollister

How much does insulation removal cost in Hollister?

Across the US, removing dry, good-condition insulation that isn't asbestos usually costs about $1 to $2 per square foot. Blown-in tends to sit near the low end of that range and rigid board near the top. Soaked, moldy or rodent-soiled material isn't what that range describes, so your written estimate is the figure to plan on.

Does old attic insulation have to come out first?

Often it doesn't. When the old layer is still in good shape, new insulation can go right over it and you skip removal altogether. When it's wet, moldy or soiled, some or all of it has to come out, and I'll tell you which once I've seen it.

What should I do if my attic has vermiculite?

Leave it alone. The EPA recommends leaving vermiculite undisturbed, because disturbing it can release asbestos fibers you might breathe in, and a contractor working in the attic can spread them to other rooms. Look without touching and compare it with the EPA's vermiculite photos. It's a pebble-like pour-in fill, usually gray-brown or silver-gold.

Who can remove asbestos insulation in California?

For asbestos work on 100 square feet or more, California requires a contractor with a C-22 Asbestos Abatement classification or a qualifier who passed an asbestos exam, and the state also registers contractors who do that work. We don't do asbestos work. The EPA says owners who still choose removal should hire a trained, accredited abatement contractor separate from whoever assessed the insulation.
